Frequently Asked Questions
What size projects does SouthLand handle?
SouthLand Constructors is a mid-sized commercial builder specializing in both new construction and interior build-outs. Our focus is on client needs, rather than a particular size or type of project. We serve our clients in everything from a single office conversion to large-scale, high-specialized commercial projects.
How much of your work is for repeat clients?
Each year, 80% or more of SouthLand projects are for clients we’ve served before.
What size is your company?
We currently have a staff of more than 38, including our principals Clay Stacker, Tony Harris and Matt Arnett; 5 project managers; and 12 superintendents.
Where are your projects built?
We prefer to concentrate our efforts within the Middle Tennessee area, where we live. We will consider projects elsewhere as our clients need us to.
What is your bonding capacity?
Since its inception, SouthLand Constructors has had Frank E. Neal & Company of Nashville as its bonding agent. We currently have a single-project bonding capacity of $20 million. We have never been denied a project bond, nor had a claim filed against a bond.
How are projects bid?
Most of our projects are negotiated; perhaps 20% are bid from a selected bidders list.
How much of your work is self-performed?
In new construction, depending on the size of the project, we have the ability to self-perform concrete, rough carpentry, specialty work, temporary cleaning, and some finish carpentry. For interior build-out projects, our crews are experienced in all areas, from demolition and framing to drywall, acoustical ceilings, trim, and finishing.
Who handles responsibilities on site?
You work with a single project manager/estimator throughout bidding and construction. Empowered to make decisions about your project, he visits the site about once a week. An experienced superintendent is on site every day, along with a project foreman/lead man.
Who are your references?
We gladly provide references based on the particular needs and scope of your project. Our clients love talking to others about our performance.
