What size projects does SouthLand handle?
SouthLand Constructors is a commercial builder specializing in both new construction and tenant improvement. Our focus is on the needs of our clients, rather than a particular size or type of project. We serve our clients in everything from a single office conversion to large-scale, highly-specialized commercial or multi-family residential projects.
How much of your work is for repeat clients?
Each year, 80% or more of SouthLand projects are for clients we’ve served before.
What does it mean to be a "member of the W.E. O'Neil Family of Companies"?
In September of 2014, SouthLand joined O’Neil Industries as a member of the O'Neil Family of Companies. SouthLand is still locally staffed and run, business decisions are made locally, and 10% of the company is still owned locally. Not much has changed in the day to day operations except SouthLand now has tremendous resources and a wealth of experience from which to draw. What size is your company?
We currently have a staff of more than 50, and we are projected to complete approximately $70 million of construction volume in 2017.
Where are your projects built?
We prefer to concentrate our efforts within the Middle Tennessee area, where we live. We will consider projects elsewhere at the request of our clients.
What is your bonding capacity?
Since the inception of SouthLand Constructors, Frank E. Neal & Company of Nashville has been our bonding agent. We currently have a single-project bonding capacity of $50 million. The overall bonding capacity is $750 million for the W.E. O'Neil Family of Companies. We have never been denied a project bond, nor had a claim filed against a bond.
What percentage of your projects are hard-bid?
Most of our projects are negotiated; perhaps 10%-20% are bid from a selected bidders list.
How much of your work is self-performed?
In new construction, depending on the size of the project, we have the ability to self-perform concrete, rough carpentry, specialty work, temporary cleaning, and some finish carpentry. For tenant improvement projects, our crews are experienced in all areas, from demolition and framing to drywall, acoustical ceilings, trim, and finishing.
Who handles responsibilities on site?
SouthLand clients work with a single project manager/estimator throughout bidding and construction. Empowered to make decisions about your project, he visits the site about once a week. An experienced superintendent is on site every day. Depending on the size and complexity of the project, there may be multiple superintendents, assistant superintendents, and/or a project foreman/lead man.
